This Retirement Living development situated in the ancient market town of Waltham Abbey is a beautiful location to spend your later years.
All of the development’s 52 apartments (both one- and two-beds available) will feature beautiful yet comfortable design, and some will even have their own balconies. At its heart will be a cosy communal lounge, where homeowners will be able to socialise, and the communal garden will provide a peaceful space in which to enjoy some fresh air.
The House Manager will oversee all aspects of the development and will be available during office hours, plus there’ll be a 24-hour call system in case of emergencies. Accessibility is a key priority for us and so you’ll be able to get around all areas of the development no matter your level of mobility, with lifts to all floors. Plus, each apartment will have access to the camera entry system, so you’ll be able to see any visitors before letting them in.
The nearby supermarket is on your doorstep and for those who use a scooter, there’ll be a scooter storage room on site. The area is also very well connected, with the M25 and M11 both easily accessible, and the onsite car parking will make road trips even easier. What’s more, from the local train station you can reach Liverpool Street, London, in less than 40 minutes.

What is an Assured Tenancy?
Assured Tenancy means that you agree to rent the property for a minimum term of 12 months, but after that you can leave at any time as long as you give two months written notice. We can’t ask you to leave unless you have broken the terms of the agreement.
I want to rent. What checks do you carry out and what do I need to prepare?
We’ll ask you to complete a Rental Application Pack and an Income and Expenditure form to get the information we need to do standard background checks. You’ll be asked for proof of income, savings and/or pensions, along with copies of your last three months’ bank statements. You’ll be asked to provide identification documentation that complies with the latest Government Right to Rent regulations – our sales consultants will talk you through what you need.
Do I need to pay a reservation deposit?
Yes, you will need to pay a small refundable reservation deposit to reserve the property. You will also have to pay a security deposit equivalent to five weeks rent when you move in.
What do I have to pay before moving in?
Before you can move into your property, you will need to pay the first month’s rent together with your security deposit, minus the reservation deposit you’ve already paid.
The security deposit is equivalent to five weeks rent. Don’t worry, we’ll make sure you know the exact amount you need to pay in plenty of time.
McCarthy Stone is part of the Tenancy Deposit Scheme, membership number G10625. Download the Tenancy Deposit Scheme leaflet.
What date are rental payments due?
All rental payments are due on the 1st of each month and must be paid by direct debit. Your rent includes all of the development’s service charges, ground rents and property maintenance.
It’s an affordable approach to owning a stunning new retirement home:
- You may be able to access cash tied up in your existing property (known as ‘equity release’)
- You can choose to buy a bigger percentage of the property in the future – this reduces the rent you pay
- If you want, we can buy your existing property as a part exchange
- You’ll be eligible for our free Smooth Move removal service, plus a contribution to legal and estate agent fees
The rent is set at the point of purchase. Annual rent review on the date specified in your lease will be indexed to movements in the Retail Price Index (RPI) subject to a minimum 0.5%. RPI has been in the range c.1-4% since 2013 and was 3.3% in March 2018. 3.3% is equivalent to an extra £1.98 per week for typical rent of £60 per week.

Living in Waltham Abbey
Waltham Abbey is a unique yet traditional market town. Alongside 16th-century timber-framed buildings sits the beautiful Art Nouveau town hall. And its royal connections, which alongside King Harold include Henry II and Henry VIII, mean the town is brimming with fascinating stories to tell.
Set in the grounds of the old abbey, Waltham Abbey Gardens are rich in history. With the abbey once one of the largest Augustinian abbeys in the country, the gardens feature information panels that bring its fascinating history to life. The beautiful rose gardens are the perfect place to enjoy a little peace and quiet or perhaps even a picnic. And, if you walk just a little further, you’ll enter Cornmill Meadows, a unique habitat that is home to a thriving variety of dragonflies and damselflies.
Bordering the Lee Valley Country Park, with Epping Forest on its doorstep, Waltham Abbey is perfectly placed to enjoy the great outdoors. The River Lee Country Park stretches over 1000 acres and is perfect for walkers, cyclists and wildlife watchers alike. Plus, Epping Forest is made up of an even larger area of woodlands, grasslands and other habitats, interspersed with historic villages and country pubs, including the world’s oldest wooden church and the CAMRA pub of Essex. What’s more, Epping Forest District Museum houses a collection of over 50,000 objects, from art to archaeological artefacts, telling the story of the Epping Forest district.
For those feeling a little adventurous and the downright adrenaline junkies, Lee Valley White Water Centre is nearby. On this Olympic course enjoy a range of white water activities, including white water rafting. And, for the spectators, the bar and café is the perfect spot from which to see all of the action.
West Essex Golf Club is also just over a mile from the development. Snaking through Epping Forest, the course offers spectacular views of the London skyline and is ranked in the top 10 in Essex. This friendly club welcomes visitors at most times, although certain times are reserved for members, and paying a green fee gives visitors access to a range of membership benefits. Make the most of the practice facilities, including a driving range, putting green and chipping green, and pop into the clubhouse to enjoy the excellent facilities in the bar and restaurant.
- Conveniently situated close to these local amenities:
- Bus Stop
- Tesco
- The Market Square Surgery
- The Sultan Pub
The development is conveniently located for all your shopping needs. For everyday essentials, you’ll find a Tesco Superstore right on your doorstep, just a short walk away. The Pavilions Shopping Centre, which has a range of shops, cafés, and a pharmacy, is also only 3.5 miles away.
For lovers of the great outdoors, Waltham Abbey Gardens are just 2.5 miles away. Here you can admire the beautiful rose gardens, observe the local wildlife or enjoy a picnic in the lovely meadows.
