Eligible participants in this offer shall receive:
- Estate Agent fees are paid in full up to a capped value of £7,500 (incl. VAT) or £10,000 for properties within our London and South East region.
- Legal fees are paid in full up to a capped value of £2,000 (incl. VAT and all disbursements).
- The Stamp Duty element of this offer is a deduction from the amount payable at completion to a maximum of £5,000.
- Removals service (if required)
- To qualify for this offer you must reserve a property at a participating development, as listed below, between 1st June – 30th August 2024 and legally complete by 25th October 2024.
- Any reservations made prior to the specified offer start date, or after the specified reservation date(s) stated above, shall not be eligible for this offer.
- Any fees in excess of the amounts listed above shall be borne by the purchaser.
- McCarthy Stone’s recommended Estate Agents and Solicitors must be used to qualify for the offer – please ask for details.
- Legal costs shall be deducted from the purchase price and shall be payable on completion.
- Stamp Duty Land Tax (SDLT) on the purchase of your apartment. The current SDLT in England and Land and Buildings Transaction Tax (LBTT) in Scotland is applicable on properties over £250,000, for Land Transaction Tax (LTT) in Wales this is on properties over £225,000.
- Stamp duty is only paid at the Single Property Rate.
- If the Additional Home Rate applies to the purchase, then the difference in rates will be borne by the purchaser. This same principle applies to Scottish LBTT and Welsh LTT.
- Removals service available – belongings are unpacked to a flat surface.

Service Charge Paid - Terms and Conditions
- McCarthy Stone is offering to pay 100% annual service charge for an event which is the earlier of either 1 year (on Retirement Living Plus (RLP) apartments) or 2 years (on Retirement Living (RL) apartments) or until a change in ownership when you reserve a new property between 1st June 2024 - 30th August 2024 and legally complete by 25th October 2024.
- Any reservations made prior to the specified offer start date, or after the specified reservation date(s) stated below, shall not be eligible for this offer.
- The offer is available at participating developments only, as listed below.
- The level of discount and duration of the offer varies by product type (RL or RLP) and no negotiation will be entered into.
- The payment will only cover the initial service charge and shall not incorporate any price increases within the offer period.
- The amount of annual service charge applicable as part of this offer shall be deducted from the purchase price at completion.
