Is private shared ownership available at all McCarthy Stone developments?
No. This offer is available at selected McCarthy Stone developments, so make sure you check with the sales team on site.
What % of the property do I have to purchase?
70% is the standard option – there are options to increase this over time, known as staircasing.
What is staircasing and how does it work?
What further costs and fees are involved You can purchase further 10% increments, based on valuation at that point. You can staircase to 100% at which point the property would be wholly owned. You would stop paying rent, but service charges continue to be payable to McCarthy Stone.
Each time you staircase you need to plan for additional costs such as valuation fee, legal expenses, SDLT*/LTT** if applicable.
*Stamp Duty Land Tax **Land Transaction Tax (LTT) has replaced SDLT in Wales from April 2018
Do I pay Stamp Duty Land Tax (SDLT) or Land Transaction Tax (LTT) on a private shared ownership property?
You will need to pay SDLT*/LTT** on a private shared ownership property, but you may have less to pay than if you had purchased outright. You should seek advice from your solicitor to confirm how much SDLT you have to pay.

Living in Hampshire
Alton’s a thriving market town in the beautiful county of Hampshire. It’s incredibly popular with residents and tourists alike because it blends historic buildings with modern shops and delightful arcades. It’s particularly popular with shoppers; especially on Tuesdays when the town hosts its famous market.
Our retirement properties in Alton are only a short walk away from a Waitrose, so it’s easy to pick up your groceries and essentials. The established High Street is also only 250 yards from the development. Here you’ll find a great range of shops and amenities, including a Costa Coffee, an M&S Simply Food and several restaurants.
If you’re looking for history and culture, head to the Curtis Museum, which is home to one of the finest local history collections in Hampshire. It explores 100 million years of the region’s past and artefacts include a Roman enamel cap and ancient Saxon burials. You can also visit the Church of St Lawrence, which was part of the civil war. If you look closely during your visit, you’ll still be able to see bullet holes in the door.
If you like to get out and explore, then the circular walking trail from Chawton to Upper Farringdon is perfect. Chawton is the former home of Jane Austen and the literary walk takes you past places that she knew. If you fancy something a little more challenging, take the Writers’ Way Walk. But, for something more relaxing, you can take the Watercress Line steam railway, which passes through the lush countryside and provides enviable views.
It’s also easy to get out and about when you leave our retirement properties in Alton. From Alton train station, you can reach London Waterloo in only an hour. Closer by, Alton is on the main bus route to Winchester and surrounding locations.
