What is an Assured Tenancy?
Assured Tenancy means that you agree to rent the property for a minimum term of 12 months, but after that you can leave at any time as long as you give two months written notice. We can’t ask you to leave unless you have broken the terms of the agreement.
I want to rent. What checks do you carry out and what do I need to prepare?
We’ll ask you to complete a Rental Application Pack and an Income and Expenditure form to get the information we need to do standard background checks. You’ll be asked for proof of income, savings and/or pensions, along with copies of your last three months’ bank statements. You’ll be asked to provide identification documentation that complies with the latest Government Right to Rent regulations – our sales consultants will talk you through what you need.
Do I need to pay a reservation deposit?
Yes, you will need to pay a small refundable reservation deposit to reserve the property. You will also have to pay a security deposit equivalent to five weeks rent when you move in.
What do I have to pay before moving in?
Before you can move into your property, you will need to pay the first month’s rent together with your security deposit, minus the reservation deposit you’ve already paid.
The security deposit is equivalent to five weeks rent. Don’t worry, we’ll make sure you know the exact amount you need to pay in plenty of time.

What date are rental payments due?
All rental payments are due on the 1st of each month and must be paid by direct debit. Your rent includes all of the development’s service charges, ground rents and property maintenance.

Is private shared ownership available at all McCarthy Stone developments?
No. This offer is available at selected McCarthy Stone developments, so make sure you check with the sales team on site.
What % of the property do I have to purchase?
70% is the standard option – there are options to increase this over time, known as staircasing.
What is staircasing and how does it work?
What further costs and fees are involved You can purchase further 10% increments, based on valuation at that point. You can staircase to 100% at which point the property would be wholly owned. You would stop paying rent, but service charges and ground rent continue to be payable to McCarthy Stone.
Each time you staircase you need to plan for additional costs such as valuation fee, legal expenses, SDLT*/LTT** if applicable.

Do I pay Stamp Duty Land Tax (SDLT) or Land Transaction Tax (LTT) on a private shared ownership property?

Living in Woodhall Spa
It’s easy to see why Woodhall Spa is one of Lincolnshire’s most popular tourist destinations; stunning surroundings with pine woodland and expansive countryside on all sides, the birthplace of Golf with award winning courses close by, a proud local community supporting independent shops, cafes and restaurants, and fascinating historic attractions. Firstly, the golf. Woodhall Spa is known well for its Championship level golf course, and for being the home of English golf. The National Golf Centre is a must-visit for enthusiasts of the sport, where many an hour can be whiled away navigating through the top quality holes in stunning surroundings.
The town also has historic links to the Dambusters due to the airfield which was built in Woodhall Spa in 1941. The Petwood Hotel building served as a military hospital for injured soldiers during the Great War complete with wards and an operating theatre, but it is as the home of the legendary 617 “Dambusters” Squadron in WW2 that the Petwood is best known. Occupied from 1942, it was originally home to officers of both 97 and 619 squadrons, but when 619 squadron moved to RAF Coningsby and 617 squadron moved to RAF Woodhall Spa the officers of 617 made the Petwood their home.
It was here that the 617 Squadron were stationed and took flight on their mission to drop the Tallboy and Grandslam bomb to sink the Tirpitz. Today the Dambusters Memorial and the Battle of Britain Memorial Flight Visitors Centre in Woodhall Spa document and commemorate the Squadron’s contribution to allied Victory.
Finally, the town itself, and its beautiful surroundings. Woodhall Spa labels itself a Fairtrade village, and the community proudly support the local and independently run shops and businesses which flank the high street. Here you’ll find everything from cafes and restaurants to gift shops, pharmacies and a library. The unique attraction known as the Kinema in the Woods is a popular local haunt, and a fantastic introduction to the enchanting pine woodland which skirts the edge of the village and expands into the surrounding countryside. On top of that, the Lincolnshire Wolds AONB is only 20 miles away from the development, where residents will find plenty of opportunities to quench their thirst for the great outdoors.
