Cranberry Court in Hampton is a modern age-exclusive development, with a selection of one and two bedroom apartments and stylish communal facilities. Previously sold out, there is now a property new to market, available to rent.
Hampton is a growing township a few miles to the south of historic cathedral city Peterborough, in the picturesque county of Cambridgeshire. Footpaths wind around the beautiful green spaces and lakes that surround the new-build homes. Served by the Serpentine Green shopping centre, this township is an ideal place to downsize and enjoy a comfortable retirement in one of our McCarthy Stone Retirement Living apartments.
There are 45 modern apartments at Cranberry Court for over-60s, each featuring a fully fitted kitchen, double-glazing and an integrated fridge-freezer. Relax in one of the spacious living rooms and sleep soundly in the state-of-the-art bedrooms, thanks to the peace of mind afforded by an intruder alarm and camera entry system.
The double-glazed windows will keep you cosy during the winter months, but when the weather is fine you will be able to enjoy the exclusive landscaped gardens and communal areas. Footpaths connect the neighbourhood with its own local shops. For those looking for something larger, the Serpentine Green shopping centre is only 450m away, containing a large Tesco Extra hypermarket, a Boots, WH Smith, Costa Coffee. A healthcare centre, a hairdresser's and a GP's office can also be found at Serpentine Green.
Hampton Avenue, the road accessing the property, is a shaded, green thoroughfare, lined with trees and with large footpaths for residents to take into town. On the other side of the property is London Road, providing easy access to nearby restaurants such as a Toby Carvery and Frankie & Benny's, as well as a Premier Inn that's ideal for visitors. There is also a Vivacity Fitness club a short walk down London Road.

What is an Assured Tenancy?
Assured Tenancy means that you agree to rent the property for a minimum term of 12 months, but after that you can leave at any time as long as you give two months written notice. We can’t ask you to leave unless you have broken the terms of the agreement.
I want to rent. What checks do you carry out and what do I need to prepare?
We’ll ask you to complete a Rental Application Pack and an Income and Expenditure form to get the information we need to do standard background checks. You’ll be asked for proof of income, savings and/or pensions, along with copies of your last three months’ bank statements. You’ll be asked to provide identification documentation that complies with the latest Government Right to Rent regulations – our sales consultants will talk you through what you need.
Do I need to pay a reservation deposit?
Yes, you will need to pay a small refundable reservation deposit to reserve the property. You will also have to pay a security deposit equivalent to five weeks rent when you move in.
What do I have to pay before moving in?
Before you can move into your property, you will need to pay the first month’s rent together with your security deposit, minus the reservation deposit you’ve already paid.
The security deposit is equivalent to five weeks rent. Don’t worry, we’ll make sure you know the exact amount you need to pay in plenty of time.
McCarthy Stone is part of the Tenancy Deposit Scheme, membership number G10625. Download the Tenancy Deposit Scheme leaflet.
What date are rental payments due?
All rental payments are due on the 1st of each month and must be paid by direct debit. Your rent includes all of the development’s service charges, ground rents and property maintenance.
