Is private shared ownership available at all McCarthy Stone developments?
No. This offer is available at selected McCarthy Stone developments, so make sure you check with the sales team on site.
What % of the property do I have to purchase?
70% is the standard option – there are options to increase this over time, known as staircasing.
What is staircasing and how does it work?
What further costs and fees are involved You can purchase further 10% increments, based on valuation at that point. You can staircase to 100% at which point the property would be wholly owned. You would stop paying rent, but service charges continue to be payable to McCarthy Stone.
Each time you staircase you need to plan for additional costs such as valuation fee, legal expenses, SDLT*/LTT** if applicable.

Do I pay Stamp Duty Land Tax (SDLT) or Land Transaction Tax (LTT) on a private shared ownership property?

Living in Harrogate
Harrogate is a spa town in North Yorkshire that’s regularly voted as one of the best places to live in the UK. This is because it’s full of handsome historic buildings and beautiful gardens. Although it’s an old town, modern-day Harrogate is the go-to destination for relaxation and indulgence. You can still visit several of the town’s superb spas, including the original Turkish Baths.
Although the town is relatively small, its centre buzzes with shoppers searching for the latest designer brands and diners taking advantage of the many wonderful eateries. The most famous of these is Bettys Café Tea Rooms, where the queue usually extends around the block. The famous café is now over 100 years old but it’s more popular than ever.
But, Harrogate isn’t a location that’s full of hustle and bustle. The town has a lot of open space, including the 200-acre Stray that gives the town a spacious feel. There’s also the beautiful Valley Gardens and RHS Garden Harlow Carr within the town centre. Further afield, you’re also only a 15-minute drive away from the Nidderdale Area of Outstanding Natural Beauty and half an hour away from the Yorkshire Dales National Park.
Harrogate has plenty of high street stores and shopping centres but, if you’re looking for a day out, the town’s main train station has direct trains to Leeds, York and even London.
Our retirement properties in Harrogate will be located just off Wetherby Road, which is close to the centre of this beautiful town. This means you’ll be within 1.5 miles of a Sainsbury’s supermarket, a Morrisons, a Waitrose & Partners and an Asda Superstore.
