  • Reserve a new Retirement Living (“RL”) apartment at a participating development and legally complete by 25th September 2026 to qualify for this promotion.
  • The promotion is available at participating developments only and on selected new RL apartments only, as specified in the relevant promotional material or by the sales consultant.
  • The soft-furnishings incentive consists of one £500 M&S voucher per qualifying apartment purchase. The voucher will be issued only after legal completion has taken place and in accordance with the promoter’s fulfilment process.
  • The voucher is non-transferable, cannot be exchanged for cash, credit or any other alternative, and no replacement will be provided where a voucher is lost, stolen, damaged or expires after issue, save where required by law.
  • Any reservation made after the closing date of the promotion will not qualify. If legal completion of the apartment purchase does not take place by 25th September 2026, the promoter reserves the right to withdraw the incentive.
  • The free downsizing consultation is available to prospective purchasers of participating RL apartments only, is subject to prior booking and availability, and may be delivered by the promoter or a nominated third-party provider.
  • The free downsizing consultation is limited to one consultation per household, is non-transferable, has no cash value, and is provided for general guidance only. It does not constitute financial, legal, tax or regulated property advice.
  • If a customer cancels or fails to attend a booked consultation, the promoter reserves the right not to re-offer or rearrange it.
  • This promotion is not available in conjunction with any other offer, incentive or promotion unless expressly agreed in writing at the promoter’s sole discretion. Only one incentive may be applied per apartment.
  • The offer is not available on resale properties, part-exchange resales, or rental properties, and is available to direct purchasers only.
  • This promotion is non-transferable and may be withdrawn, amended, or terminated at any time where necessary due to circumstances outside the promoter’s reasonable control or where required for legal, commercial, or operational reasons.
  • All purchases remain subject to contract, reservation terms, and the standard sale documentation for the relevant development.

  • Reserve a new Retirement Living Plus (“RLP”) apartment at a participating development and legally complete by 25th September 2026 to qualify for this promotion.
  • The promotion is available at participating developments only and on selected new RLP apartments only, as specified in the relevant promotional material or by the sales consultant.
  • The advertised incentive, being the equivalent of the first years’ service charge together with the £500 bistro contribution, will be applied as a deduction from the purchase price on legal completion. No separate voucher, reimbursement or post-completion payment will be provided.
  • The deduction will relate to the initial service charge applicable at the point of reservation only and will not include any later increases, variable charges, arrears, personal expenditure, or any optional or additional care packages.
  • The pre-booked visit and lunch element is available only where a customer books an appointment in advance, attends with one guest, and takes a sales tour of the participating development. Lunch is subject to availability and must be taken on the date of the visit or such other date as the development may specify.
  • The lunch element is limited to one lunch for the customer and one guest per household, is non-transferable, and has no cash value or cash alternative.
  • If legal completion of the apartment purchase does not take place by 25th September 2026, the promoter reserves the right to withdraw the incentive.
  • This promotion is not available in conjunction with any other offer, incentive or promotion unless expressly agreed in writing at the promoter’s sole discretion. Only one incentive may be applied per apartment.
