Is private shared ownership available at all McCarthy Stone developments?
No. This offer is available at selected McCarthy Stone developments, so make sure you check with the sales team on site.
What % of the property do I have to purchase?
70% is the standard option – there are options to increase this over time, known as staircasing.
What is staircasing and how does it work?
What further costs and fees are involved You can purchase further 10% increments, based on valuation at that point. You can staircase to 100% at which point the property would be wholly owned. You would stop paying rent, but service charges continue to be payable to McCarthy Stone.
Each time you staircase you need to plan for additional costs such as valuation fee, legal expenses, SDLT*/LTT** if applicable.

Do I pay Stamp Duty Land Tax (SDLT) or Land Transaction Tax (LTT) on a private shared ownership property?

Living in Burscough
Quaint, yet lively, Burscough is found just north of Ormskirk in West Lancashire. Our new retirement village has views over the pond on Chancel Way and is in an ideal spot close to the heart of this thriving town. Surrounded by farmland it has a proud agricultural history as well as the historic Burscough Parish Church which was built to celebrate the defeat of Napoleon in 1815.
The pretty Leeds and Liverpool Canal passes though the town giving you lots of opportunities for scenic walks, cycles and birdwatching. The Burscough canal walk takes you to the National Trust’s Rufford Old Hall via old bridges, locks and gorgeous countryside. Slightly further along is the woodland of Parbold Fairy Glen and picturesque Appley Bridge village. Burscough is also home to the Wildfowl and Wetland Trust reserve at Martin Mere and Windmill Animal Farm where you can experience a working farm close up.
Despite its rural setting Burscough has plentiful services and amenities including a post office, large supermarkets, independent shops, pubs, tea rooms and chic Burscough Wharf, where you’ll find everything from sushi to beauty salons.
The town has two railway stations, easy road access via the A59 Liverpool to Preston Road and there are bus stops adjacent to our new retirement village.
