How close is your home to the nearest shops selling groceries and providing for everyday needs? Is there a bus stop within easy walking distance and a decent public transport network in place? Can you stroll to local amenities on level ground? These are the questions our land buying team starts asking from the very outset, as we carefully consider the potential setting for each new McCarthy and Stone development. Here Julian Kinder, our Group Land Manager, tells you more:

"In McCarthy & Stone’s land buying department we always listen carefully to feedback regarding our homeowners’ wants and needs. It helps us to understand exactly what boxes need ticking when it comes to deciding where we should build. When I get out of my car on that first visit to a potential new site I immediately put myself in a homeowner’s shoes. As I walk around I ask myself: ‘If I lived here, would this location help me to maintain my independence?’ And then: ‘If I’d already started to lose my independence, to what extent might having a home here help me get it back?’"

"After all, independence is a precious commodity: we fight for it as children and once it’s ours we want to hold on to it for as long as we possibly can. Where you live can have a big impact on that. That’s why our Retirement Living developments are usually no more than a half mile level walk from shops that cater for daily needs. That might stretch up to a mile if we’re talking about Retirement Living PLUS, where we can often arrange for amenities to come to you.

At some of our developments we’ve even persuaded supermarkets to open a small store on the ground floor. Being able to let public transport take the strain if you can’t, or no longer want to drive everywhere; knowing that your basic health needs can be catered for locally; having places to socialise on your doorstep. These are all important considerations.

We also want to know whether there’s a sense of community to be had nearby with places our homeowners might find like-minded people to share friendship and interests with. And we think that our developments should sit within good residential areas, with interesting and pleasant outlooks front and back. But due diligence matters too. These are the legal and technical elements of building a new retirement development that are important to get right. For example, we build to fit in with the local look of an area, and we build sustainable developments having made sure that all the appropriate planning permissions are acquired. Which leaves you with just one last thing to do think about... enjoying the retirement lifestyle you deserve."
