McCarthy and Stone’s proposals for Sovereign House approved for development

East Herts District Council has given McCarthy and Stone planning permission to redevelop the former Sovereign House site on Hale Road, Hertford, with 57 Assisted Living (Extra Care) and 24 Retirement Living apartments.

The scheme will help meet a specific local need for older people in Hertford and provide a positive contribution to the community by increasing local housing choice.

Ali Maruf, Regional Managing Director (North London), said: “Hertford’s population of over 65s is set to rise by 40,000 by 2035 and it is clear more retirement accommodation is needed to meet this growing need. Our new development in Hertford will help address a recognised shortfall, whilst providing a high quality development to enhance the local area.”

The site, known locally as Sovereign House, was previously a 1960’s office block of little architectural merit. It had lain disused for a number of years before being demolished after a third party developer received planning permission to redevelop the site with 84 open market apartments.

McCarthy and Stone’s scheme will supersede this previous application to provide 81 retirement apartments specially designed for the older people of Hertford in two separate buildings. The Retirement Living development will include a homeowners’ lounge, a fully trained House Manager during the day and a secure entry system. The Assisted Living (Extra Care) development share all of these same features with the addition of a restaurant and dining room and an on-site care team present 24 hours a day.

Professional landscaping will be provided across the site including a central courtyard, as well as 55 off-street car parking spaces.
