McCarthy and Stone submit plans for much-needed Assisted Living accommodation in Edgbaston

McCarthy and Stone, the UK’s leading retirement housebuilder, has submitted a planning application to Birmingham City Council to redevelop the former YMCA Building, 27 Norfolk Road, Edgbaston with much-needed Assisted Living (Extra Care) accommodation.

The submitted proposal would carefully redevelop the site with a scheme which would address a local need for this type of Extra Care retirement accommodation in the area. According to the Office of National Statistics, the number of people aged 65 and over in the local area is projected to increase by 39% during the next 20 years.

Darren Humphreys, Regional Managing Director, commented:

“We believe this site is an ideal location to provide much-needed Assisted Living accommodation in Edgbaston, close to existing shops and services. Our plans propose to demolish the existing, unattractive building and replace this with a high-quality new building, delivering a contemporary design which will positively contribute to the character and appearance of Norfolk Road.”

He added: “The proposed new building would be comparable in height to the existing building and set back within the site, ensuring the existing mature trees along Norfolk Road and around the site’s boundaries are retained. Our proposal would also be further enhanced with additional landscaping and attractive garden areas.”

Following individual meetings with local residents and elected representatives, a public exhibition was held in January 2016 to which local people visited to view the proposals and provide the project team with their feedback. McCarthy and Stone is pleased that 65% of feedback received supported the plans in principle, highlighting a local need for this form of accommodation.

Assisted Living (Extra Care) accommodation helps to meet the needs of the frail elderly, where the average age of residents is 84, offering on-site care and support whilst promoting independent, active and healthy lifestyles. Facilities include a full service restaurant, dining room and residents’ lounge. Developments are staffed 24hrs a day, providing residents with access to both personal and domestic assistance as required.

Estate management, care and support are provided by McCarthy and Stone through Your Life Management Services, which is registered with the Care Quality Commission. This is a partnership with Somerset Care Group, a not-for-profit care provider. The development would be over-seen by a fully-registered Estate Manager, with staff based on-site and support available 24 hours a day.
