Local residents invited to help shape plans for the former Spooner Industries site in Ilkley

02 November 2015

McCarthy and Stone, the UK’s leading retirement housebuilder, is inviting feedback from residents on its proposals to redevelop part of the former Spooner Industries Factory on Mayfield Road in Ilkley. The multi-million-pound regeneration project would include high-quality Retirement Living, Assisted Living accommodation, a care home, office building, a children’s nursery and an extension to the existing Spooner Industries factory.

McCarthy and Stone has a wealth of experience delivering homes that are specifically designed to meet the needs of people in later life. Understanding that getting older can present new challenges, McCarthy and Stone’s Retirement Living schemes allow people to retain the independence and privacy of their own home, with the opportunity to enjoy the company of others. Assisted Living accommodation offers on-site care and support, is staffed 24 hours a day and includes a full-service restaurant. There is also high demand for childcare places within Ilkley and the proposed nursery development offers an opportunity to provide accessible childcare close to the town centre.

Michael Brook, Managing Director of Spooner Industries Limited said:

“Spooner has been operating in Ilkley since the 1930s and we remain committed to Ilkley and to supporting the local community. We are delighted to be enjoying record levels of sales and exports, but now require more space and resource. This expansion will allow us to create more jobs, offer more apprenticeships for local students, bring more business to the area and our plans to create extra parking spaces will alleviate one of the issues currently plaguing Ilkley.”

The office and care home elements of the scheme are to be developed by Oakapple Group, the Leeds based developer. Group Chairman Phillip Taylor said:

“We are delighted to be working in partnership with McCarthy and Stone in delivering a high quality, comprehensive development of this high profile site. There is strong demand in the town from a number of care home operators and we are in discussions for a pre-let of a significant element of the office scheme. We are hopeful of concluding discussions with these occupiers very shortly. Both elements of this part of the scheme will generate significant employment opportunities for Ilkley.”

Local residents are invited to view McCarthy and Stone’s early proposals for the entire site at a public exhibition:

On: Tuesday 3 & Wednesday 4 November 2015
Between: 3pm and 7pm
At: Holygarth Social Club, River View, Leeds Road, Ilkley, West Yorkshire, LS29 8LY

Steve Secker, Regional Managing Director for McCarthy & Stone (North East Region) said:

“We understand that the character of the area is important to the community, and our team of architects has spent time considering local architecture before designing our initial plans. We are confident that our proposal would provide a sensitively designed development that would enhance the area and meet an identified need for specialist retirement accommodation."

“Before we submit a planning application, we want to hear the views of local residents. Members of the project team will be on hand at the public exhibition to answer questions and listen to feedback. The proposals are at a very early stage and where possible we will amend our plans to reflect people’s comments.”

In many cases, homeowners at McCarthy and Stone developments are looking to ease the burden of maintaining a larger home that is then released onto the housing market for families looking to move up the property ladder.

McCarthy and Stone is committed to engaging with the local community ahead of submitting a planning application.
