Frequently Asked Questions Tailored Care Living can avoid the need to ever have to consider a move to residential care. It has been purpose built to provide a flexible level of care and support to meet individual needs; this care and support is available 24 hours a day from our own on-site care team. The lifestyle is specifically for the older person and there is a minimum age restriction of 70 years. It is designed to not only help you continue to lead a fulfilling and enjoyable life but also reassure your friends and family that you are in capable hands. Importantly with Tailored Care Living, residents own their apartment and therefore their capital remains invested. The following list provides answers to some of the questions that are asked more frequently by our customers. To help find relevant information they have been divided into three key areas ‘Care and Support’, ‘Lifestyle’ and ‘Moving’. Flexible packages of care and support from the on-site team are an important feature of Tailored Care Living. We don’t believe in a ‘one size fits all’ approach, as is so often the case in traditional residential care homes. Extra time can be added or removed on a temporary or permanent basis as needed. Resident’s are free to choose support services which best suit their needs. Whilst Tailored Care Living provides a wide range of care it is not suitable for people who require residential nursing care. If you need care and support once you have moved in or additional care over and above the initial agreed package then all you need do is speak to the Estate Manager who will meet with you to arrange a suitable care package to meet your needs. Our on-site teams rates are very competitive.
I need to take certain medication during the night. Do you provide a support service that will ensure that I take this medication regularly?
Yes, as part of the flexible and tailored care services provided, provision can be made to ensure residents are prompted to take prescribed medicines when they should.
How often do you review the care and support packages available for residents?
Prior to a resident’s move we will assess their individual requirements, which in turn will help us tailor a package of support specifically for them, meaning people only pay for the services they require. Once you move into an Apartment at a Tailored Care Living development all care and support packages provided by the in house team are monitored and at a minimum a full review is undertaken every six months or more frequently if your care needs change to help ensure that all residents receive the right level of care and support at all times.

Your friends and family are welcome to come and stay at any time. If help is needed in putting people up, the Guest Suite (which has ensuite facilities, a television and tea and coffee making facilities) can be booked at a modest cost.
Am I able to bring my own furniture with me to my apartment?
Yes, residents have the flexibility to decorate and furnish their apartment to meet their own personal taste.
How often is the Restaurant open?
Every day of the year a three course midday meal, which includes locally sourced fresh ingredients is available at a modest cost in the waitress service restaurant. Breakfast, a cold supper and snacks can also be purchased. Your friends and family can also join you for lunch in the restaurant. For special family occasions the function room can be booked and the chef on site will work with you to devise a suitable menu the cost of which is settled directly with the catering company.
What does the Service Charge cover?
The service charge is payable by all apartment owners and is based on an annual budget covering the following key items. Comprehensive details of everything the service charge covers is available from the Sales Consultant on site.
Can I bring a pet?
Regrettably because of the frailty and impeded mobility of many of our residents pets are not allowed in Tailored Care Living developments.
Can I park my car at the development?
A car parking space on the development is limited. Acar parking permit system is in operation and you should, therefore, ensure that you enquire about the car parking arrangements before making a commitment to purchase. Any parking fees or charges will normally be paid to the credit of the Service Charge fund (less a small percentage for administration paid to the Management Company).
Can I bring my motorised Scooter to the development?
The use of a light weight motorised scooters (max speed 4mph) within the development is permited provided the resident has signed up to a mobility contract and has in force a valid policy of insurance which covers them for theft, damage to property and injury to third parties. (a copy of the insurance policy should be provided to the Estate Manager). When not in use or being charged in the mobility scooter store these vehicles must be stored inside residents’ apartments.
The use of Class 3 (max speed 8 mph) motorised scooters within the building is not permitted because their speed, size and weight presents a clear risk of damage to property and injury to persons. These vehicles are designed for outdoor use. Provided the resident has entered into a mobility contract and the vehicle is displaying a current valid tax disc vehicles of this size may be used in the Car Park, Grounds and mobility scooter store only of the development. Their use is restricted to entering and leaving the grounds of the development and charging and storing the scooter in the mobility scooter store. A small charge is made by the Management Company for administering the permits. MOVINGClick on question to display the answer Is it possible to occupy an apartment prior to purchase.
For some, a speedy move to Tailored Care Living will be essential. We have a scheme which allows existing home owners to move quickly into a new apartment, in some instances even before they have sold their own property. All you need to do is commit to purchasing an apartment and pay a deposit (which is deducted from the purchase price at legal completion) to be able to move into your chosen apartment. You can then immediately enjoy all the benefits that our Tailored Care Living Developments provide confident in the knowledge that you have in place a care and support package tailored to your individual needs and all your worries about property maintenance and the upkeep of your apartment are also taken care of by our friendly in house team. Your only commitment once residing at the development on licence is to pay your share of the service charge and the cost of the care and support packages we have arranged for you. You and your family will then have plenty of time to arrange the sale of your old property before the agreed legal completion date.
What happens when the time comes to sell my apartment?
McCarthy & Stone offer a full Estate Agency service to support the resale of your apartment.
Can I rent out the apartment if it becomes necessary for me to move to more formal care alternatives?
Yes provided the occupant(s) meet the minimum age criteria contained in the lease has signed a residency agreement and they are capable of living independently in a Tailored Care Living apartment.
Can my family buy the flat for me or does the owner need to be over 70?
Yes, family and friends may own the TCL apartment but the person living in the flat must be over the minimum age requirement set out in the lease.
Can I use my current home in part exchange?

Can you give advice on mortgage products, suitable for this type of purchase?
McCarthy & Stone cannot provide direct advice on financial services products, but there are products available in the market specifically for the retired homebuyer.
