McCarthy & Stone build apartments that are tailor made for the over 60's, which means that there are certain things about our properties that differ from less specialist housing. The following list provides answers to some of the questions that are asked most frequently by our customers. Q What does the service charge cover?
A The service charge covers the cost of providing the house manager, security systems and call monitoring, external maintenance of the building and grounds, heating and lighting of all communal areas and includes your water rates (not in Scotland) and building's insurance. A full break down of the service charge budget is always available from the sales consultant at all new McCarthy & Stone developments.


Q Can I bring my pet?
A Yes, you are welcome to bring your pet dog, cat or caged bird subject to a couple of conditions. Firstly, prior permission should be obtained in writing from the management company. Secondly, the pet should not cause a nuisance to neighbours, other residents or the Landlord.

Q Do I need to leave a deposit when reserving?
A We require a non-refundable deposit in order to hold an apartment on your behalf prior to exchange of contracts. You will be issued a receipt that sets out the agreed price and confirms how long the apartment will be held on your behalf.


Q Can my family buy the flat for me or does the owner need to be over 60?
A Yes, as long as the person living in the flat is over the minimum age requirement set out in the lease, ownership can belong to their family or friends.


Q Can I use my current home in part exchange?
A McCarthy & Stone operates a part exchange service, please contact your nearest development for full details.


Q Can you give advice on mortgage products, suitable for this type of purchase?
A McCarthy & Stone cannot provide direct advice on financial services products but there are products available in the market that are tailored to the retired homebuyer. Please take the time to consult an IFA for further information.


Q Do I own my new home?
A New McCarthy & Stone apartments are sold on a long lease, granted for a term of 125 years in England and Wales. In Scotland new apartments are sold freehold.


Q Do McCarthy & Stone provide a guarantee with the homes they sell?
A Yes, as a registered builder with the NHBC, all McCarthy & Stone apartments come with a 10 Year NHBC Warranty.


Q Who manages properties on behalf of McCarthy & Stone?
A Peverel Management Services Limited has been appointed to manage McCarthy & Stone developments throughout the UK. Peverel provides a comprehensive range of services in support of each scheme, its primary aim to supply an efficient and cost effective property management service.
