    What is Assisted Living?

    Your new Assisted Living apartment can be the key to an enjoyable new chapter in your life. Because we look after many of the time consuming chores, you have a lot more time to meet new friends and do the things you really enjoy.

    The shared homeowners’ lounge and landscaped gardens provide the perfect social spaces, and when your family come to visit, a guest suite, means you don’t have to worry about their stay*, or even tidying up after they're gone.

    Every development also has a table service or bistro style restaurant where you can enjoy freshly prepared meals and a function room for those special occasions.

    Designed around you, our award winning Assisted Living apartments are specially created for the over 70s and include facilities and features that enable you to continue living independently in your own home.

    Dedicated to making the difference

    We believe that attention to detail makes all the difference. 

    For those who find bending and lifting a concern, our ovens and plug sockets are all at waist height. In the bathroom, you’ll find slip resistant flooring and lever taps for ease of use.

    Handrails are in all the shared areas, allowing you to move around with confidence and in the laundry, the washing machines and tumble dryers are raised for ease of use.

    Our Assisted Living developments are wheelchair-friendly to exacting Lifetime Homes Standard*, and for mobility scooter owners, there’s a secure area to charge them.

    We also take care of the tasks that have been eating up your time, like exterior maintenance and gardening.

    It’s all designed to make your life easier.

    Security comes as standard

    Your safety and security is paramount. There are call points in your apartment and around the development as well as a camera entry system on the development front door linked to your TV, so you can see who’s calling before you let them in. You also have the added security of an emergency pendant alarm.

    All our new Assisted Living developments have the reassurance of management on-site 24 hours a day, 365 days a year, led by a qualified Estates Manager.

    Our customer service to you

    excellent, efficient and cost effective

    Homeowners pay a monthly service charge to meet the costs of running the Assisted Living development. All items covered by the service charge are provided at cost.

    Service charges

    The service charge covers:

    The YourLife team

    To ensure your wellbeing and to deal with the day-to-day running of the development, there’s an Estate Manager and a team of dedicated staff, one of whom is always on-site, in case of emergency, 24 hours a day, 365 days a year.

    24 hour emergency call service

    A round-the-clock emergency call response and monitoring service provides reassurance and supports the role of the Estates Management Team.

    Water and sewerage

    The costs for the communal areas, guest suite and individual apartments that are collectively metered and apportioned in accordance with the terms of the lease.

    Electricity, heating lighting and power

    These costs cover the shared areas. Individual apartments are generally metered separately.

    Management and maintenance of the building

    This budget is carefully prepared to provide for the cleaning of shared areas, as well as the management and maintenance of buildings and gardens for the entire development. 

    The restaurant

    The provision of a catering service for homeowners and guests every day of the year. Meals have a modest additional charge.

    Domestic assistance

    Each apartment is allocated one hour of domestic assistance per week.* Additional personal care and support services are charged extra. You can choose the level of assistance you require from 15 minutes per session.

    The redecoration fund

    An allowance is taken from the monthly service charge to cover the redecoration of shared areas in the development.

    A contingency fund

    A fund is set up to meet future maintenance and refurbishment costs. This is financed by a 1% charge on the gross sale price or open market value of an apartment when it is resold or let so when there is a major repair or replacement, as a homeowner you should not be faced with additional and unexpected financial cost.

    Insurance

    Comprehensive insurance of the building including contents of the general areas, lift inspections and Estate Manager sickness insurance.

    Changes to the service charge

    Although we cannot guarantee that the service charge will remain the same from year to year, you have many statutory safeguards in place to ensure that your opinions are heard when setting budgets and controlling costs.

    24 hours a day, 365 days a year

    Having the presence of management on-site 24 hours a day, 365 days a year can be very reassuring. Our staff are there to provide you with the day to day support that makes life that bit easier.

    Domestic assistance

    One hour’s domestic assistance per week is included in your weekly apartment service charge*. So, for many of our homeowners, they use this hour to have their apartment cleaned.

    Other tasks, which you can choose to be carried out by our services team as part of your domestic assistance allowance, include:

    • General tidying
    • Changing bedding
    • Managing heating systems
    • Helping to look after pets**
    • Shopping for food
    • Posting letters or parcels

    Freshly prepared meals every day in the restaurant

    Each apartment has its own kitchen, but you can also have a reasonable priced*, healthy, three-course lunch at the on-site table service or bistro style restaurant**. So, you can always enjoy wonderful food without the bother of shopping, cooking or washing up.

    Special dietary requirements can be catered for and friends and family are welcome to join you***.

    A cuppa or maybe some supper

    You’ll always be able to find coffee and tea in the homeowners’ lounge should you fancy a chat with your neighbours. At a modest cost, we can also put together a plated cold sandwich, salad or quiche supper for you to take back to your apartment. Arrangements can also be made to bring your meal to your apartment in the event of illness.

    The perfect place to celebrate

    For those special occasions, a function room is available for you and your guests and you can work with the on-site catering staff to select a menu for your guests that works with your budget. You are also welcome to bring along your own alcoholic beverages.

    Socialising with new friends

    We find that our homeowners enjoy socialising together  – and your Estates Management Team is on hand to help facilitate any social events and activities that you choose to be part of. You’ll find there are a range of activities from book clubs to film nights and day trips, regularly taking place.

    Events include our newly launched evening meals with entertainment, the first of which is ‘surf and turf’. Residents, along with their friends and families, are able to enjoy the delights of freshly prepared prawn cocktails followed by Sirloin Steaks and Black Forest Gateaux for dessert, with live entertainment in the lounge.

    You can invite your friends and family to dine with you at the development, participate in all the social events and celebrate those special birthday and anniversary occasions with you throughout the year.*

    Each development is different and the entertainments on offer reflect the interests of our homeowners, but there’s always something going on that you can choose to join in if you want to.

    The support and care service our team provides is tailored to suit you. We can arrange a private and confidential Wellbeing Assessment with the Estates Manager, so you can be sure you’ll have all the care and support from the moment you move in.

    YourLife is our care and management company, created in 2010 as a joint venture with highly regarded, long established care provider, Somerset Care. YourLife is regulated by the Care Quality Commission in England.**

    Arranging personal care and support services

    The support and care service our team provides is tailored to suit you. Sessions start from as little as 15 minutes per day and can be increased or decreased to suit your needs. Our rates are competitive and a personalised care plan will be put in place so you only pay for the care you need, when you need it.

    Personal care

    Our flexible personal care services can be adapted to match your individual needs.

    We can arrange a private, confidential Wellbeing Assessment with the Estates Manager, so you can be sure you’ll have all the care and support you require from the moment you move in.

    Example of personal care services we offer, include:

    • Help with dressing and undressing
    • Washing, bathing and grooming
    • Help with mobility problems
    • Medication monitoring and help with skin care
    • Meal preparation, dietary consideration and meal time supervision
    • Assistance with rehabilitation and exercise programmes
    • Help with getting up and going to bed

    Laundry service

    The team can take care of all your laundry requirements, returning your clothes and other items washed, dried and ironed in 24 hours.

    Total peace of mind

    We recognise that people’s needs change so all support packages are constantly monitored and updated. For example, following a hospital stay, you may need a little extra help for a short while to get you back to full health – providing reassurance and peace of mind. Importantly, our staff will know you and you will know them.

    Financial advice

    We can also help with advice on ways to fund your care needs, by providing a free Financial Health Check. This will ensure you are receiving your entitlements, particularly Attendance Allowance which is not means-tested.
